Rent payments, deposits and utilities: a landlord guide

Separate rent, service charges and any deposit, then review payment records, the landlord IBAN, utility details and property handover.

A rental involves different amounts: rent, service charges, an agreed deposit and utility bills. Clear records help identify what each payment covers and which details require checking through the official channel.

  1. 01

    Separate the amounts

Record rent and its schedule separately from the service quotation and any deposit. Ask what the quote includes and whether tax applies. Not every amount associated with a lease is a rent instalment.

  2. 02

    Follow the relevant record

Check payment status and the approved channel for the lease type. When updating the landlord account, verify which contracts use the new IBAN and the result of the procedure. Keep account access and verification codes private.

  3. 03

    Document the handover

Retain dated meter readings, property condition and agreed observations. These records support reviewing utilities and the deposit at handover, alongside the contract and the process available for that case.
