Commercial leases

For offices, shops and warehouses. Bring clarity to the intended use, term and payment schedule.

Commercial lease registration around the intended use.

For a shop, office or warehouse, begin with the proposed use, the tenant’s role and any representative. Clear unit, activity, term and payment details help identify the documents needed and support review of the draft.

Details to review in a commercial lease

  • The parties and the representative’s capacity and authority when acting for a business.
  • The premises, agreed use and facilities included in the letting.
  • Rent, instalments and any agreed fit-out period and how it is recorded.
  • Conditions relating to fit-out works or a future tenant transfer where relevant.

Lease registration does not replace checking site suitability and business licensing requirements with the relevant authority. Review the scope of each procedure separately and do not assume residential processes apply to commercial leases.

What is the next step?

Start with the property type, city and contract status. We clarify the scope, requirements and quote; you then review the details before any official approvals. Keep sensitive documents out of the initial enquiry.

Steps to prepare and register a lease

Questions about this service

01What should I prepare for a lease request?

Prepare party and contact details, ownership or representation documents, property information, rent, term and payment schedule. Requirements depend on the parties and contract type. Do not upload identity documents with an initial enquiry.

02Is preparing a contract the same as registering it?

Preparation and a draft come before registration. The parties must review the contract and complete the required Ejar approvals. Sending a WhatsApp request does not mean that a lease is registered.

03How much does the service cost?

The currently published prices are SAR 299 for residential and SAR 550 for commercial contracts. Confirm the final quote, included Ejar charges and any applicable tax, particularly for different terms or service requirements.

04What should I check before approval?

Check party details and roles, the unit and address, term, rent and payment dates, meters, any deposit, maintenance responsibilities and additional terms. Ask for discrepancies to be corrected before approval.

05Is a tenant transfer the same as subletting?

Do not treat the two as interchangeable. A tenant transfer changes the tenant through the applicable procedure and approvals; subletting requires a separate review of its provisions and conditions.
